What
is the buying processs in Turkey?
After paying a reservation fee of £ 2000, a contract
will be drawn up beween the seller and the buyer,
this will detail the agreed terms and conditions of
the purchase. After this is isgned by both parties,
a deposit of 20 % is paid. To obtain the TAPU (title
deeds), your passport will be translated at the notary
office. After all checks are carried out by the authorities
in Izmir the TAPU is issued. It is usual practice
to sign a power of attorney to conclude the necessary
paperwork. Our Turkish partners eill be with you at
all times to deal with all aspects of the purchasing
process. The balance of payment will be paid when
the TAPU is completed.
Will
the property b freehold?
Yes, all properties sold in Turkey are what we refer
to as freehold. What additional costs are there in
relation to the purchase? 3 % for purchase duty. What
documents are required? A passport and four passport
sized photographs. Is there a builders guarantee?
Yes, 5 years. Are there community charges? Yes, approximately
£ 20 a year.
How
do I pay for amenities, i.e. water and electricity?
By direct debit via a bank in Turkey is the easiest
way.
What
about furnishing my property?
We can offer you a turn key service. This means that
your property is totally ready for you to move into
from furniture to white goods down to washing up liquid.
Alternatively, if you prefer you can purchase your
own furniture etc from shops in the nearby town.
What
about healthcare?
There is a doctors' surgery within the village and
the Yücelen Private Hospital, owned by the developers
of these villas, located approximately 30 minutes
away in the town of Muğla. This hospital is very modern,
well equipped (including dialysis equipment) anf has
consultants in all specialities. Most European health
insurances applies in Turkey. English is spoken in
most doctors surgeries and hospitals. You can purchase
the majority of drugs over the counter at chemists
within the village.
Are
there a good range of banks and are they English speaking?
T here is a wide range of banks throughout Turkey
and English is widely spoken.
What
is the letting potential of my property?
Excellent. We can advise you of a letting agent in
Turkey to deal with the process for you.
What
is the cost for connection to electricity and water?
Our office in Turkey will arrange this for you. The
cost for both is approximately £ 150.
Is
it necessary to make a will in Turkey?
No, your UK will is legal in Turkey.
Can
I take out property and household insurance?
Once you have received the deeds you should take out
insurance. It is best to insure your property in Euros
or Sterling. Our Turkish partners will advise you
on this.
What
is the cost of living in Turkey?
Very low compared to most European countries.

is the crime rate?
The crime rate in Turkey is low and in the Gökova
region it is almost non existent.
What
is the cost of a flight to Dalaman and the flying
time?
Flying time from Gatwick to Dalaman is four hours.
The cost is generally between £ 130 - £ 160 and can
be lower. There are flights to Dalaman all year round
and with Easy-jet soon to start flying to Dalaman
prices are expected to lower further.
Do
I require a visa?
Yes. You are expected to purchase a visa on your arrival
to Dalaman. The cost id £ 10 and lasts for three months.
You can apply for a residents visa which lasts for
a period between one to five years.
Can
property management be arranged whilst I am out of
the country?
Yes, this can be arranged by our Turkish partners.
Are
the properties air conditioned?
Yes, all bedrooms and lounges have air conditioning
and central heating for the winter.
How
do I get from Dalaman airport to Akyaka?
Transfers are available and are easy to arrange.
